You typically start the process speaking with Brad directly and a quick application to then begin the planning stage. He will take it from there with the best way to proceed to meet goals outlined. We create an interactive personalized plan you can view on your mobile device that focuses on the mortgage types and options to excel your designed payoff plan. In addition, a Full-Time Loan Concierge will be assigned to assist you through the process of purchasing or refinancing.

Tuesday Updates- Each week our Loan Concierge provides a weekly status update to our clients and all involved in the transaction keeping everyone on the same page each week until closing. Additional updates are provided at other times during the process, however, we like to make sure all the bases are covered on a regular weekly expectation.

On-Time Closing Guarantee- It is that simple!  If you provide documents as requested within 48 hours throughout the process, and we agree to your date at the time of application, we will close on time or you pay no lender fees! (some restrictions may apply)

Pre-Closing Package- One of the lending industries most common complaints is that clients are not prepared for closing.  Knowing this, we have all of our client’s documents they will see at closing emailed to them 72 hours in advance of the closing date to ensure for a smooth close.  

Seamless Personal and Mobile Process- Quick and easy mobile application, with a scanner, home mortgage calculator, home search alerts right when it new homes come to market.

Moving Administration- As part of our extended service for clients purchasing we also include administrative assistance for our clients by setting up lawn care, utilities, water, disposal service, audio/ video needs and more.  For clients relocating to the Charlotte area from another city be sure to ask about our special savings for car rental, dinner and hotel needs.

Trailing-Spouse Employment Assistance- Due to many of our Passport to Charlotte Business Partner relationships and our on-going effort to maximize our Human Resource relationships with employers of existing clients, we have many ways to promote your resume to our partners. Please let us know if we can be of assistance in this area.

Courtesy Lawn Care- We know moving in can be a lot of work!  That is why we provide your first lawn cut as a courtesy.  It is our way of saying welcome home. We provide this service up to 14 days after closing.

Annual Review- As a part of on-going service we check in with our clients each year to review details to make sure goals are met.  We review mortgage balances, amortization schedules, prepayment affects, bi-weekly payments to meet payoff goals, PMI (private mortgage insurance) removal, equity line needs, tax filing advantages and more regardless of your current mortgage servicer.  We allow each client to refer two family members to receive this yearly service at no cost.



Our Process

We assist in Purchasing or Refinancing your home loan.  Today’s financing landscape is extremely challenging and most offers to purchase will not be accepted without an accompanying letter from the lender stating that you have made application. Most refinances fail to close timely and in the proper product to meet your financial goals. Our team will get you pre-qualified and provide you with a priority home buyer letter within 24 hours of making application. We will also discuss all your loan options, finance planning and current interest rates that are available for each program. A majority of our business is referred to us because of our expertise in managing debt, program matching and our concierge services.             

Step One: Pre-qualification & Plan Review

The first step is to call us at 704-728-0191 to discuss your goals and planning for your home loan. If it looks like we are a good fit we will have you start your process by completing the on-line application (we are also happy to meet if you prefer to do this step in person). Once you complete the application it will go directly to Brad and who will then review us then checking your credit history, income, employment history, and evaluate your current assets for down payment requirements if needed. A loan approval or recommendation will be sent within 24 hours. We highly recommend reviewing each tab on this website for all features and services we provide.  Be sure to visit our Market Activity Page for our Smart Phone APP and other tools helpful to your financing. 

Step Two: Set Up

Once you receive your loan approval you will have detailed instructions emailed to you allowing you in most cases to 'e-sign' your application (some government loans require you to print and wet sign). You will also be able to upload items needed to process your loan on our secured site.  You can log in to upload documents at anytime during the process by clicking here and then selecting the upload box link.  We will follow up with you to ensure your application details are complete and your file is set up to start the process efficiently.  We will also order your appraisal, title work and any verifications once your documents are in.  Brad will then be able to start the market watch for locking in your interest rate.
Step Three: During Process

Once your file has been set up, Angela will let processing know that your file is ready for the process.  Angela is your Loan Concierge and will assist you through the process.  She will do a complete review while we wait on inspections and verifications to come back and send you a welcome email within 48 hours from the time she receives your file.  While we do have traditional processing as well as underwriting in house, one of the industry's biggest complaints is asking for the same stuff over and over again. We solve in part with an additional step in the process. Unlike most lenders our additional service and your main point of contact will be Angela your concierge, not processing.  She provides weekly updates on Tuesday to all parties involved in the transaction as well as works with processing for you to ensure a smooth closing.  Visit the Concierge Page on this site for more information.  For a Glossary of terms click here.

Step Four: Closing

Once the loan commitment has been issued (which means appraisal, title and all requested verifications, payoffs and documents from you are in and cleared by underwriting) all parties to the transaction including the buyer, seller and realtors convene at the closing attorney’s office to sign the documents required for transferring ownership of the property. The Mortgage Planner attends all closings and provides a Settlement Statement to the borrowers 48 hours before closing to ensure a timely and positive experience at closing.  Note on our home page our On Time Closing Guarantee no other lender offers.

203k limited

If You’ve been passing up buying a home because it requires cosmetic repairs.  FHA has a renovation program that provides funds for repairs and / or upgrades.

Not to be confused with the FHA Standard 203(k) program, the Limited 203(k) eliminates much of the paperwork and simplifies the process to obtain rehab funds.  The primary function of the limited 203(k) program is to aid with those cosmetic or minor repairs (repair or replace, NO Structural repairs)

The FHA Standard 203(k) renovation loan, allows buyers the ability to finance major or minor upgrades on a home without having to get the work done before closing.  Borrowers cannot purchase a home needing major repairs (ex. Foundation repairs, any minimal property requirements, or large projects over 35k), without a renovation loan to roll these costs in.


The Fannie Mae Homestyle Renovation loan is our standard renovation program for the conventional borrower (up to 95% Loan To Value).  With this program you can perform all of the same renovations as with the FHA 203(k) loan, but without all of the limitations FHA guidelines has.
